Que: JMS Group has been a steady name in the Gurugram real estate landscape. As we begin, could you take us through the journey, what has driven this growth, and where do you see the brand headed next?

Ans: If you’d asked me ten years ago, I’d have said something completely different. Back then, it was just about getting the next project off the ground. Somewhere after our first few handovers, we noticed the buyers who came back, or sent a friend our way, weren’t doing it for the brochure. It was because when something went wrong, we showed up and fixed it. Where we’re headed, Gurugram still, but not the Gurugram everyone’s already crowded into. We are strategically focused on the New Gurugram corridor near the Dwarka Expressway, where we see strong development momentum. And we’re not forcing old formats into new places. Whatever the market needs, retail, offices, we build that. Nothing more complicated than it sounds.

Que: Leadership often shapes the culture and direction of a real estate company more than people realise. How would you describe your leadership philosophy at JMS Group?

Ans: I’d say it comes down to being present and being accountable. Real estate is a long-gestation business, a project takes years from land to handover, so if leadership isn’t hands-on through that entire cycle, things slip. We’ve built a culture where decisions are made close to the ground, where our teams are empowered but also answerable, and where commitments made by the promoter are backed by execution and accountability. HRERA compliance and transparent communication are things we treat as non-negotiable, not optional extras.

Que: Gurugram’s changed so much in ten years it’s almost a different city. What’s your read on it, what’s actually making it one of the places everyone in real estate wants to be right now?

Ans:Gurugram’s advantage has always been its ability to reinvent itself. What started as a corporate satellite of Delhi has grown into a self-sufficient urban economy, global headquarters, a deep talent pool, and now, increasingly, its own retail and lifestyle ecosystem. What’s changed more recently is the geographic spread. The city isn’t just growing along MG Road or Golf Course Road anymore; growth is increasingly extending towards the New Gurugram corridor, closer to the Dwarka Expressway and IMT Manesar, where we have strategically focused our development plans.

Que: Let’s talk micro-markets. Sector 95 and 95A have been gaining serious traction lately. What’s fuelling this shift, and why do you think developers and buyers are turning their attention here?

Ans: A few things are converging at once. First, in terms of connectivity, the Dwarka Expressway has improved connectivity and accessibility while reducing travel time between this belt and both Delhi and the airport. Second, density of end-users: Sector 95 and 95A already have a strong residential base, ours included, with lakhs of square feet of housing either delivered or under construction. That’s rare in a location still being called “upcoming.” And third, land parcels here still allow for the kind of large-format, well-planned commercial development that’s hard to find in Gurugram’s older sectors.

Que: JMS Group currently has two upcoming commercial projects in this belt, Capital Square in Sector 95 and Pride Avenue in Sector 95A. What was the thinking behind launching two commercial developments so close to each other?

Ans: It wasn’t duplication, it was scale. Sector 95 and 95A together represent a substantial and growing residential catchment, creating a clear opportunity for organised retail and F&B to develop closer to where people live. Capital Square and Pride Avenue address this corridor from two ends, each with its own character, but the underlying proposition is the same: bring quality retail and dining closer to established residential communities, making everyday experiences more accessible and convenient.

Que: Could you tell us more about Capital Square specifically? What kind of experience is it designed to offer?

Ans: Capital Square is built around a simple idea: shop, savour, smile. It’s a high-street retail format designed for brands across retail, F&B, and entertainment. What strengthens the proposition is the substantial residential catchment already present in the immediate vicinity, giving the project a strong base of potential footfall to build on. We’ve also focused on the core fundamentals: strong security cover, ample parking, and a layout that makes movement through the property intuitive for shoppers.

Que: And Pride Avenue in Sector 95A, how does it fit into JMS Group’s broader commercial portfolio?

Ans: We call it “style and taste unite” internally, which sums it up better than any pitch deck could. Pride Avenue sits right next to The Pride, one of our residential projects, so there’s an established residential catchment within easy reach. That proximity was a deliberate part of the planning.

The retail units are being designed for brands that want strong visibility – including cafés, showrooms, and other retail formats. Beyond the retail units themselves, we’ve focused on the fundamentals: thoughtful planning, easy accessibility, ample parking, round-the-clock security, and efficient common-area infrastructure. These are the details that shape whether a customer visits once or keeps coming back. Location creates the initial pull; delivering a seamless experience is where we add value.

Que:  From an investment standpoint, what should someone looking at commercial real estate in this corridor be thinking about?

Ans: Location and catchment first, structure second. A retail unit is only as good as the footfall walking past it, so the first question should always be: who lives and works here, and is that number growing? In Sector 95 and 95A, that’s a trend worth watching closely, given the organic growth and the projects already delivered in the belt. Beyond that, investors should assess the developer’s track record, including whether they have demonstrated the ability to deliver projects on time. RERA compliance is obviously non-negotiable. And one thing people overlook: does the format itself still make sense? A unit with the flexibility to accommodate evolving retail formats can potentially remain more relevant as consumer preferences and market requirements change. These are the parameters I’d encourage any investor to evaluate – location, catchment, developer track record, RERA compliance, and product format, rather than treating any single project as a guaranteed bet.

Que: Looking three to five years ahead, how do you see Sector 95 and 95A evolving, and where does JMS see itself within that story?

Ans: Golf Course Extension Road is the comparison I keep coming back to, nobody was talking about that stretch a decade ago, and look at it now. It’s a useful reference point for how infrastructure and residential density can transform a micro-market over time, though every corridor finds its own trajectory. With the Dwarka Expressway now operational and the residential catchment across New Gurugram continuing to mature, we expect the fundamentals of this belt to strengthen over time.

We’re not planning to just watch that happen from the side-lines. Capital Square and Pride Avenue represent an important next phase of our commercial development strategy in this evolving corridor, and we remain focused on contributing to the continued development of Sector 95, 95A, and the surrounding pockets across both residential and commercial segments. Our aim is to be a developer that contributes meaningfully to the evolution of this belt and is recognised for its role in shaping its long-term growth.

Que: Any closing thoughts you’d like to share with our readers, homebuyers, investors, and industry stakeholders alike?

Ans: Just this: real estate rewards patience and due diligence far more than it rewards timing the market. Gurugram, and particularly this New Gurugram belt, still has significant headroom for growth, but the developers who last are the ones who deliver what they promise, on time and to specification. That’s the standard we hold ourselves to at JMS, and it’s what we’d encourage any buyer or investor to look for before they commit: track record over rhetoric, always.
