										<content:encoded><![CDATA[<p style="font-weight: 400;"><strong>Thane, January 2025:</strong> The Rail Land Development Authority (RLDA), a statutory authority under Indian Railways, has invited an Expression of Interest (EOI) from interested applicants for grant of lease hold rights of Vertical Leasable Air Space at Thane Railway Station, Maharashtra.</p>
<p style="font-weight: 400;">RLDA in collaboration with Thane Municipal Corporation (TMC) has been proposed to have a Multi Model Transit Hub at Existing Thane Railway Station East Side which is referred as Station Area Traffic Improvement Scheme (SATIS)-E. Under this scheme, RLDA is developing a commercial building on a land of about 9000 sqm. located on the east side of Thane Railway Station, near platform number 10A.</p>
<p style="font-weight: 400;">The proposed building of 11 floors (Tower- 1) will include a basement (for parking and services), ground floor &amp; a mezzanine floor for railway facilities, a concourse level floor for bus movement and eight additional floors above the concourse (1st to 8th floors) for commercial use.</p>
<p style="font-weight: 400;">RLDA plans to lease the air space across these eight floors having total Built-up area of 24,280 sqm for a period of 60 years. The leasable area will be provided as bare-shell structure, while the common areas and utilities will be fully constructed by RLDA. The tentative date for handing over the leasable space in Tower-1 is set for <strong>June 30, 2026</strong>.</p>

<p>The Plan area is 3,664 Sqm and the Built-Up Area is 36,640 Sqm.  The vertical air space will be leased for <strong><u>60 years</u></strong> and has a reserve price of Rs. 22.68 crore. The development will comprise two building blocks, with approximately 21,984 sq. m. designated for hotel use, 10,992 sq. m. for retail, and 3,664 sqm allocated for service floors. The total built-up area (BUA) of the vertical airspace is approximately 36,640 sq. m.</p>

<p><strong>Connectivity</strong></p>

<li>The Site is located alongside the approach road to the south of Tirupati Railway Station. The development site falls under the Tirupati Municipal Corporation.</li>

<li>The site offers excellent connectivity throughout the city, situated centrally within Tirupati and integrated with Tirupati Railway Station. The surrounding area features a blend of organic development with a mix of retail and other commercial establishments.</li>

<li>The scope of work involves developing commercial spaces, including a hotel, retail outlets, or other approved uses, on the upper floors of the newly constructed station building on the south side of Tirupati Railway Station, subject to RLDA&#8217;s prior approval.</li>

<li>The vertical airspace above the first three floors of this newly developed building is fairly leveled, forming an L-shaped structure consisting of two blocks. The lower three levels are designed as the railway station’s departure concourse, accommodating entry points to platforms, waiting areas, and related facilities.</li>

<p>The New Delhi Railway Station is a flagship project &amp; important trains like Vande Bharat, Rajdhani &amp; Shatabdi originate &amp; terminate at the station. The objective of the project is to elevate this Station into a world-class transportation hub, providing state-of-the-art facilities and amenities. The location is situated under the Delhi Division of the Northern Railway Zone.</p>
<p style="font-weight: 400;">The office space to be leased out consists of 8871 sqm on the First &amp; Second floors of the Operational Building of the Safdarjung Railway Station, Delhi. They consist of 4297 Sqm on the First Floor and 4574 Sqm on the Second Floor. The office spaces will be leased for <strong><u>60 years</u></strong> and have a reserve price of Rs. 153.10 crore for the First Floor and Rs. 162. 97 crores for the second floor.</p>

										<content:encoded><![CDATA[<p><strong>Thane, September 2024: </strong>Rail Land Development Authority (RLDA), a statutory authority of Indian Railways, has invited bids for the construction of Commercial Tower at Thane Railway Station above SATIS (E), Thane, Maharashtra, on EPC mode.</p>
<p>The Smart City Proposal for Thane City has been sanctioned by the Ministry of Urban Development (MOUD) under the Smart City Mission, which includes the development of a Multi- Modal Transit Hub at Thane Railway Station&#8217;s East side, referred to as the Station Area Traffic Improvement Scheme (SATIS &#8211; East).</p>
<p>The Municipal Corporation of Thane has constructed a 2.24-kilometre circular elevated road link between the Eastern Express Highway and Thane Railway Station (East), as well as Thane (West), connecting it with the deck area that will be built on Central Railway’s land. This is aimed at improving mobility around the railway station, reducing traffic congestion, and ensuring organized city growth.</p>
<p>The site is located in the heart of the Thane city which is a strategic location as it consists of a major land bank in the centre of the commercial part of the city. Above project of RLDA includes the development of commercial complex above deck area. The deck area will serve as a hub for public transport interchange and commuter facilities while commercial tower of 8 floors will include food courts, commodity vendors, with a platinum-rated green office spaces, underground parking, lifts, escalators, solar systems, a terrace garden, open air restron.</p>
<p>The area around the site is primarily a mix of institutional, office, residential, and dense mixed- use developments. With unorganized shops and residences in the vicinity, the project offers an opportunity to create a new face for Thane’s East side.</p>
<p>The fully functional Commercial Tower will be equipped with Civil works including water supply, drainage and sewerage systems as well as electrical works telephones and internet connections. Lifts, grand lobby area and parking spaces, along with green area development.</p>
<p>This tower will have well connectivity with proposed metro also along with suburban rail network and local bus services.</p>

										<content:encoded><![CDATA[<p><strong>Katra, August 2024:</strong> Rail Land Development Authority (RLDA), a statutory authority of Indian Railways, has invited bids for the Commercial Development of two Land Parcels (A &amp; B) near Shri Mata Vaishno Devi Katra Railway Station, under the Firozpur Division of Northern Railway in the Union Territory of Jammu &amp; Kashmir (J&amp;K).</p>
<p>The total land area to be leased consists of two land parcels.  Parcel A’s approximate area is 7521.45 Sqm and has a reserve price of 17.35 crore. Parcel B’s approximate area is &#8211; 7831.23 Sqm and has a reserve price of 18.49 crore. The land for both parcels will be leased for <strong><u>60 years</u></strong>. The FSI Permissible for both parcels is 2.50 &amp; the FSI Offered for both land parcels is 2.10 respectively.</p>

<p><strong>Connectivity</strong><br />
Both land parcels (A &amp; B) are bounded by the Station road in the north. On the east, land parcel A is bound by the station road followed by Railway buildings while land parcel B is bounded by Land parcel A. On the south, both land parcels are bounded by the Railway Yard. In the West land parcel A is bounded by land parcel B, while land parcel B is bound by vacant railway land followed by a drain.</p>
<p><strong>Site Potential</strong></p>
<p>Sites strategically located near the railway station are ideal for commercial development, including hotels, shopping complexes, and marriage halls. These developments can significantly boost the local economy, create employment opportunities, and cater to the large influx of tourists visiting the Shri Mata Vaishno Devi Shrine. With over 95 lakh pilgrims visiting the shrine in 2023 and numbers expected to rise, the demand for such commercial facilities is set to grow even further.</p>
