										<content:encoded><![CDATA[<p>The Mumbai Metropolitan Region (MMR) and Pune have emerged as the driving forces of the real estate market in India&#8217;s seven largest cities. These two regions alone contribute to more than half of total real estate sales and have a significant 51 percent share, according to data from Anarock Research. This underscores the robust demand and appeal of these cities to homebuyers and investors alike, where an incredible 58,770 units were sold. This demonstrates the resilience and potential of the real estate market in these regions, fueled by factors such as infrastructure development, employment opportunities and a thriving urban lifestyle.</p>
<p>The rising interest rates on home loans, having increased by a total of 2.5% since May 2022, have not deterred homebuyers, and the bull market in the Indian housing market continues in the second quarter of the year. Quarterly residential sales in the seven largest cities are at an all-time high of about 1,15,100 units sold in the second quarter of 2023, up 36% annually from about 84,940 units sold in the second quarter of 2022, the study reports.</p>
<p>Meanwhile, on the new launches front the top 7 cities MMR, Pune, Bangaluru, Hyderabad, NCR, Chennai and Kolkata have once again crossed the one lakh mark, registering a 25% annual increase from 82,150 units in Q2 2022 to over 1,02,610 units in Q2 2023.</p>
<p>Key cities contributing to new launches in Q2 2023 included MMR (Mumbai Metropolitan Region), Hyderabad, Pune and Bengaluru, which together accounted for 84% of supply. Interestingly, MMR and Pune again recorded the highest number of new listings, accounting for 63% of total new listings in the seven largest cities. Individually, the two cities recorded 31% and 29% annual growth in new listings, respectively. According to the report, Pune saw the highest increase in the number of units sold at 65%. In the second quarter of 2023 about 20,680 units were sold. MMR saw a 48% increase in residential sales with 38,090 units sold, while Bengaluru saw a 31% increase with 15,050 units sold in the second quarter.</p>
<p>MMR and Pune&#8217;s dominance in the residential market shows that they are considered prime investment destinations, attracting both domestic and international buyers. With a diverse range of properties, including luxury flats, affordable housing and commercial spaces, these cities appeal to a wide spectrum of buyers with different preferences and budgets. The continued growth and prominence of MMR and Pune in the real estate sector reflect the cities&#8217; ability to provide a conducive environment for individuals looking to own their dream home or make profitable investments. As demand for housing continues to rise, these regions are expected to maintain their pre-eminence and drive the overall growth of the real estate market in India&#8217;s major urban centres.</p>
<p>Anuj Puri, Chairman, ANAROCK Group, says &#8220; The housing market is yet to feel the impact of the home loan rate hike early this year, and of the global economic headwinds. It continues to be on a roll with the momentum remaining strong even in the second quarter of 2023. Housing sales in the top 7 cities broke the previous high record of Q1 2023 and stood more than 1.15 lakh units in Q2 2023. Pune and MMR were the only two cities to see quarterly rise in housing sales of 4% and 10% respectively while other cities saw some dip. But on yearly basis, most top 7 cities saw significant jump in housing sales.”</p>
<p>Average property prices in the 7 largest cities have risen by 8% annually Hyderabad recorded the biggest jump of 10%, while Bengaluru, NCR and MMR each saw a rise of 9%. In MMR, around 43,390 units were launched in Q2 2023, an increase of 31% over Q2 2022. More than 61% of the new supply was launched in the sub-80 lakh price segment.</p>
<p>As per the Anarock report NCR is the only city where flat sales have shown only single-digit annual growth (of 7%) compared to all other cities: from 15,340 units in Q2 2022 to nearly 16,450 units in Q2 2023. In Kolkata, flat sales grew by 20% compared to Q2 2022, with approx. 5,780 units sold in Q2 2023. Hyderabad recorded sales of approximately 13,570 units in Q2 2023, an increase of 21% over Q2 2022, followed by Chennai, where approximately 5,490 units were sold in Q2 2023 &#8211; an increase of 44% over Q2 2022</p>
<p>The report also mentioned that the average residential property prices in the seven largest cities increased by 6-10% in Q2 2023 compared to Q2 2022, mainly due to increase in construction commodity prices and overall increase in demand. Hyderabad recorded the highest annual increase of 10% and stands at INR 4,980 per square metre at the end of 2Q2023, although the number of new flats brought to the market this year increased by 51% to 10,470 units in 2Q2023</p>
<p>Amid robust sales, available inventory in the top 7 cities declined 2% on an annual basis to about 6.14 lakh units at the end of Q2 2023. The NCR witnessed the steepest annual decline of 21% amid lower new supply from over 1.41 lakh units at the end of Q2 2022 to nearly 1.11 lakh units at the end of Q2 2023. This is a significant decline in this real estate hotspot</p>

What all employees have in common is that they increasingly dislike their morning and evening commutes. Studies and reports show that shorter commute times lead to employees working longer for a company.</p>
<p>The impact of commuting has a major influence on employee retention. Travel time is now an increasingly important factor, as most job seekers prefer travel time over the company when looking for a new job. In addition, job seekers worldwide have turned down a dream job because they found the travel time too long. A commute time of more than 90 minutes per day to get to work and back home leads workers to look for a new opportunity closer to home. The same is true for the many employers who lose their dream employees based on location and commute time alone. With increased migration to cities and never-ending traffic woes, travel times to the office are expected to increase in the coming years.</p>
<p>Long daily commutes affect workers physically and mentally and contribute to stress, depression, and anxiety. For years, people in India&#8217;s major cities have taken long commutes to work, spending nearly 2 to 3 hours on their daily commute &#8211; and still do. For years, job platforms have remained stuck in the old traditional approaches and have never thought about how they can help solve one of the biggest problems faced by job seekers. A survey by Ernst and Young shows that nine out of ten workers want flexibility in terms of where they work, and when given the choice, 40% of workers surveyed choose a work location closer to public transportation</p>
<p>For more than a decade we have been hearing about work-life balance and employee wellbeing as one of the most important corporate agendas, but we have seen little action in this area. At a time when well-being and work-life balance are becoming increasingly important, travel time to and from work is becoming a bigger and bigger annoyance for employees. So big, in fact, that it not only leads to unhappy and unproductive employees but even to them leaving your company.</p>
<p>Employers are busy filling their vacancies and have never really looked at how these daily long commutes affect their employees, which in turn is one of the main reasons for low productivity. The other reason for low talent retention is long commutes and burnouts. A shorter commute makes employees happy, and stay longer in the company and thus reduces the cost of recruitment and new hires. As per the data from the Air Quality Index (AQI), daily long commutes also add to pressure on the public infrastructure and add to the ever-increasing pollution affecting the health of employees in metro cities.</p>

<p>Mahatma Jyotirao Govindrao Phule was born on April 11, 1827. Every year, this day is celebrated as Jyotiba Phule Jayanti. He was India’s foremost social reformer, educator, and thinker. Born in Maharashtra, Mahatma Jyotiba Phule was an anti-caste social reformer who played a crucial role in eradicating untouchability and empowering society. He also made organised efforts for the rights of farmers and laborers.</p>
<p>Jyotiba Phule taught his wife, Savitri, how to read and write at a time when society was not that empowering. Savitribai Phule later became the first trained female teacher in the country.</p>
<p>Jyotirao Govindrao Phule died on November 28, 1890, in Pune.</p>

										<content:encoded><![CDATA[<p>The human trial of Covaxin, India&#8217;s first vaccine started giving new hope of itss development . All India Institute of Medical Sciences in Patna and Post-Graduate Institute of Medical Sciences in Rohtak have begun the clinical trial of the COVID-19 vaccine candidate. The vaccine has been developed by the Hyderabad-based pharmaceutical company Bharat Biotech in collaboration with National Institute of Virology (NIV) and Indian Council of Medical Research (ICMR). The Drug Controller General of India (DCGI) earlier approved the biotech company to initiate the phase I and II human clinical trials.</p>
<p>Covaxin has been derived from a strain of the novel coronavirus isolated by the National Institute of Virology in Pune. Bharat Biotech developed an “inactivated&#8221; vaccine at its high-containment facility at Genome Valley in Hyderabad.</p>
<p>“Once the vaccine is injected into a human, it has no potential to infect or replicate, since it is a killed virus. It just serves to the immune system as a dead virus and mounts an antibody response towards the virus,&#8221; said the company.</p>
<p>Covaxin underwent pre-clinical testing on animals to see if it is safe. &#8220;Results from these studies have been promising and show extensive safety and effective immune responses,&#8221; the company earlier said.<br />
The human trials of Covaxin has begun at the All India Institute of Medical Sciences, Patna. AIIMS-Patna chose 10 volunteers to start the human trial of Covaxin.</p>
<p>In normal times, vaccine development takes years as research is largely dependent on grants and funds. The widespread impact of the pandemic has spurred governments, pharmaceutical companies and global alliances to fund vaccine research more liberally, thus contributing to a speedy development in a big way.</p>
<p>The types of vaccines also differ, ranging from ones that use an inactivated or dead virus to trigger an immune reaction to non-replicating viral vectors which involves using a different, harmless virus to deliver the pathogens into the body for generating an immune response.</p>

										<content:encoded><![CDATA[<p>The Maharashtra government on decided to reinstate a full lockdown in the Mumbai Metropolitan Region (MMR) and the Pune Metropolitan Region (PMR), just a day after some curbs were relaxed.</p>
<p>“In view of the large number of people commuting because of the relaxation issued under order dated 17 April (which allowed a partial lifting of the lockdown) and also the imminent threat of further spread of the pandemic, it is hereby directed that in Mumbai Metropolitan Region and Pune Metropolitan Region, the order issued on 17 April will not apply and the position prevailing prior to the issuing of the 17 April order shall be reinstated,&#8221; said an order by state chief secretary Ajoy Mehta.</p>
<p>On 17 April, the Maharashtra government had issued guidelines on partial lifting of the lockdown from 20 April. Among the sectors that have been allowed to resume activities are agriculture and its branches (horticulture, fisheries, plantations, animal husbandry,forest-related activities), MGNREGA work, movement of cargo, functioning of commercial and private establishments, industries operating in rural areas, manufacturing in special economic zones and industrial townships only in non-containment zones, construction of roads, buildings and all kinds of industrial projects, renewable energy projects and all urgent pre-monsoon related work. With Tuesday’s order, all these activities will be disallowed again in MMR and PMR, the two largest metropolitan areas in the state.</p>
<p>By Tuesday evening, Maharashtra reported 5,218 covid-19 cases, with 251 deaths. In the last 24 hours 552 new cases and 19 deaths were reported.</p>
<p>A five-member inter-ministerial central team (IMCT) on Tuesday visited the Kasturba hospital and the headquarter of the Municipal Corporation of Greater Mumbai (MCGM) to take stock of the COVID-19 situation in the metropolis.</p>
<p>The team was led by Manoj Joshi, Additional Secretary in the Ministry of Food Processing and Industries, a Maharashtra government official said.</p>
<p>Another five-member IMCT team led by Sanjay Malhotra, Additional Secretary, Union Ministry of Power, is taking stock of the COVID-19 situation in Pune, which is among the worst-hit cities apart from Mumbai and Indore.</p>

										<content:encoded><![CDATA[<p>The Maharashtra government has relaxed lockdown norms in least-affected areas To run the economy, business activities have been allowed in places which have not reported any coronavirus cases.</p>
<p>However, people should not think that lockdown has been lifted. Reiterating the importance of social distancing, Maharashtra chief minister Uddhav Thackeray said today, &#8220;No one should think that lockdown has been lifted.&#8221;</p>
<p>The state government would take strict action against those violating lockdown norms. &#8220;I&#8217;ve heard that some people are treating relaxations as lifting of lockdown. If they continue to behave like this we will take strict measures,&#8221; added Thackeray.</p>
<p>The state government has decided to seal borders of districts to avoid the spread of the virus. Industries in &#8216;green zone&#8217; and &#8216;orange zones&#8217; have started production. Green zones are those areas where no coronavirus cases had been diagnosed. Orange zones have reported few coronavirus cases since the outbreak.</p>
<p>Maharashtra had several districts which recorded zero coronavirus cases.</p>
<p>The measures being relaxed are geared towards the agricultural sector — farming, fisheries and plantations — which provide a lifeline for thousands of farmers across the country.</p>
<p>&#8220;We have given permission only for industries in the essential sector and the transport of essentials,&#8221; Thackeray said .</p>
<p>&#8220;As we don’t run our economy now, we will be in financial crisis after we come out of coronavirus crisis,&#8221; Thackeray added.</p>
<p>With over 4,000 cases, Maharashtra has witnessed the highest number number of coronavirus cases in the country. The death toll in the state has increased to over 223. Mumbai, the financial capital of India, saw over 1,000 COVID-19 cases since the outbreak.</p>
<p>The COVID-19 situation is &#8220;especially serious&#8221; in Mumbai, Pune, Indore, Jaipur, Kolkata and a few other places in West Bengal, and violation of lockdown measures risk the spread of the novel coronavirus, the Centre said.</p>

										<content:encoded><![CDATA[<p>With the number of coronavirus cases in Pune and Mumbai wearing a face mask has been made mandatory in public places.</p>
<p>Masks are necessary for preventing the spread of the virus, said district collector Naval Kishore Ram.</p>
<p>&#8220;Therefore , we have ordered people and government employees to use masks in public places,&#8221; officials said.</p>
<p>Joint Commissioner of Police Ravindra Shisve said action will be taken under the Epidemic Diseases Act if a person is seen on the streets without a mask.</p>
<p>Meanwhile The Gujarat government said on Wednesday that 31 private hospitals across the state would be put to use as `designated&#8217; COVID-19 hospitals for coronavirus patients. Already, dedicated COVID-19 hospitals with combined capacity of 2,200 beds are operational in Ahmedabad, Rajkot, Vadodara and Surat. The 31 new designated hospitals will add 4,064 beds, said an official release.</p>
<p>The decision was taken at a state cabinet meeting, chaired by chief minister Vijay Rupani and held through video conference, said the release.</p>
<p>Also A 38-year-old man with a travel history to Delhi tested positive for COVID-19 in Bihar on Wednesday, taking the total number of coronavirus cases in the state to 39. State epidemiologist Ragini Mishra said the patient hailed from Nawada, becoming the first person from the central Bihar district to test positive.</p>
<p>Principal Secretary, Health, Sanjay Kumar said the patient had &#8220;a travel history to Delhi&#8221; and more details were sought about which places he visited in the National Capital and the people whom he came in contact with.</p>
