<p align="center"><b>Delhi NCR Gets Major Infra Boost as PM Inaugurates Dwarka Expressway And UER-II; Enhanced Connectivity Set to Fuel Property Demand</b></p>
<p>Giving Delhi NCR’s infrastructure a substantial push, Prime Minister Shri Narendra Modi on August 17, 2025 inaugurated two key National Highway projects — the Delhi stretch of the Dwarka Expressway and the Urban Extension Road-II (UER-II) — easing commuting for residents across the region.</p>
<p>Constructed at a combined cost of around Rs 11,000 crore, these highways will significantly decongest the region, cut travel time, boost connectivity between Delhi and Gurugram, and support the long-term infrastructural growth of the National Capital Region.</p>
<p>The 29-km Dwarka Expressway comprises two sections — a 19-km stretch in Haryana, which was inaugurated in March 2024, and the 10.1-km Delhi section inaugurated by the Prime Minister today.</p>
<p>The Delhi section of Dwarka Expressway has been built at a cost of around Rs. 5,360 crore.</p>
<p>The Prime Minister also inaugurated the Alipur–Dichaon Kalan section of the Urban Extension Road-II (UER-II), along with new connectivity links to Bahadurgarh and Sonipat. The stretch has been developed at an estimated cost of about Rs 5,580 crore.</p>
<p>With improved connectivity, overall economic activity in the region is set to receive a major boost, with sectors such as real estate, logistics, and trade expected to benefit significantly.</p>
<p>Experts from the real estate sector believe that the enhanced connectivity will lead to increased demand for both residential and commercial developments, particularly in emerging micro-markets along the new corridors.</p>
<p><b>Mr. Pradeep Aggarwal, Founder &amp; Chairman, Signature Global (India) Ltd.</b>, said, “The inauguration of the Delhi stretch of Dwarka Expressway is a significant milestone in the infrastructural growth story of Delhi NCR. The doubling of property prices over the past 5 years on Dwarka Expressway is a testament to the fact that the infrastructural boom has a ripple effect on the real estate sector, increasing the overall appeal of the market among consumers. Moving forward, we anticipate that the growth story of the real estate market around Dwarka Expressway will continue to accelerate, driven by sustained infrastructure development, enhanced connectivity through the upcoming metro and the rising demand from both homebuyers and investors seeking long-term value.”</p>

										<content:encoded><![CDATA[<p>The Indian real estate market continues to evolve, with Gurugram leading the way as one of the most sought-after property hubs. Among its many thriving micro-markets, Dwarka Expressway firmly holds its place on homebuyers’ radar.</p>
<p>Stretching across 29 km—18.9 km in Haryana and 10.1 km in Delhi—Dwarka Expressway holds the distinction of being India’s first 16-lane highway, offering seamless connectivity from Dwarka in Delhi to the Kherki Daula Toll Plaza in Gurugram, Haryana.</p>
<p>According to MagicBricks, the average price of high-rise apartments on Dwarka Expressway is estimated at ₹14,342 per sq. ft., marking a 153% increase over the past five years. This significant surge in property prices reflects the strong demand for premium homes along this growth corridor.</p>
<p>Commenting on the significant rise in property prices in Dwarka Expressway,<b> Mr. Ashok Kapur, Chairman, Krishna Group and Krisumi Corporation, </b>said, <i>“Property prices on Dwarka Expressway have more than doubled over the past five years, which is a natural outcome of the area’s rapid infrastructure development and growing demand. </i><i>The area offers excellent connectivity along with the presence of some of the country’s leading real estate developers, making it a highly sought-after destination for homebuyers.</i></p>
<p><i>Infrastructural development always acts as a catalyst for real estate growth, and Dwarka Expressway is a perfect example of this transformation. With upcoming projects such as new tunnels, metro corridors, and expressway linkages, the region is poised for even stronger growth in the coming years, further enhancing its residential and investment appeal.”</i><i></i></p>
<p>The launch pipeline on Dwarka Expressway also remains strong, with top developers expected to add over 25,000 housing units in this micro market in the next three years, according to Square Yards.</p>
<p>Adding to the growing appeal of Dwarka Expressway is a newly built 5.1 km tunnel aimed at easing travel and reducing congestion. The tunnel has two sections—one stretch, spanning 3.6 km with eight lanes, directly connects the expressway to Indira Gandhi International (IGI) Airport, significantly cutting travel time for commuters heading to the airport. The other, a 1.5 km two-lane segment, links the expressway to NH-48 towards Gurugram, helping decongest the busy Delhi-Gurugram corridor.</p>
<p>Further enhancing connectivity, a new 5-km underground tunnel is planned in South Delhi. The ₹3,500-crore project by NHAI will provide a signal-free link between Shiv Murti-Mahipalpur near Dwarka Expressway and Nelson Mandela Road in Vasant Kunj, easing traffic towards Dwarka and Gurugram. Construction is likely to begin in early 2026.</p>
<p>Additionally, the proposed metro corridor from HUDA City Centre to Cyber City, which will also have a branch connecting Dwarka Expressway, is set to further strengthen connectivity in the region. Spanning 28.5 km, this metro link will offer seamless access to key parts of the city, making daily commuting easier and more convenient for both residents and professionals.</p>
<p>Together, these developments are not only transforming the connectivity landscape of Dwarka Expressway but also reinforcing its appeal as a prominent residential and investment destination. With property demand rising and infrastructure steadily improving, the area is well on its way to becoming one of the most sought-after addresses in the region.</p>

<p>Infrastructure advancements and stronger transport links are making South of Gurugram increasingly accessible. The six-lane, 21.65-km-long Sohna Elevated Corridor, Delhi-Mumbai Industrial Corridor, KMP Expressway, and proposed metro line have all boosted its links to big cities like Delhi, Jaipur, and Mumbai. The Southern Peripheral Road (SPR) connects Sohna Road to NH-8 and the Dwarka Expressway, making it easier to travel from Sohna to Gurugram’s major commercial centres and residential areas.</p>
<p>According to 99acres, property prices along Sohna Road have surged by 151% over the past five years, more than doubling and underscoring the area&#8217;s steady real estate growth. Properties in Sohna are now selling at an average of ₹15,600 per sq. ft., driven by improved connectivity, rapid infrastructure development, and rising demand from both homebuyers and investors.</p>
<p>As per a Square Yards report, major developers such as Signature Global, Central Park Group, Ashiana, and others are betting big on South of Gurugram, with plans to launch around 16,000 housing units in the area.</p>
<p>Sharing his views on growing real estate appeal of this location,<b> Mr. Pradeep Aggarwal, Founder &amp; Chairman, Signature Global (India) Ltd., </b><i>“Sohna’s real estate market has witnessed remarkable growth in recent years, driven by improving infrastructure, better connectivity, and rising demand from both homebuyers and investors. What makes this micro-market even more attractive is its strong growth potential, supported by planned developments, competitive pricing, and upcoming commercial hubs that are likely to boost both employment opportunities and housing demand further.”</i></p>
<p>Adding to Sohna’s appeal for homebuyers and investors are its quality healthcare facilities, educational institutions, and retail hubs. Hospitals like Medanta &#8211; The Medicity and Polaris Hospital offer easy access to medical care. The area also has well-known education institutes such as GD Goenka University and Apeejay Stya University. For shopping and entertainment, there are malls like Signature Global Infinity Mall and Omaxe Celebration Mall.</p>
<p>Under the Sohna Master Plan 2031, around 255 hectares along the Eastern Peripheral Road have been designated for commercial development, strengthening its investment potential. In addition, the Haryana State Industrial and Infrastructure Development Corporation (HSIIDC) has acquired 607 hectares of land along the KMP Expressway to develop an industrial model township, further boosting Sohna’s position as an emerging real estate and business hub.</p>
