Alleged Forged Lease Deed and Land Fraud
FIR registered against Surjivan Health Resort MD, Directors after heir alleges forged lease deed in Nuh land case
Haryana Police has registered an FIR against Devendra Kamal Srivastav, managing director of Surjivan Health Resort Private Limited, Rohini Gambhir, director of the company, and Devyani Swaroop, in a case involving allegations of forgery, criminal conspiracy, cheating and criminal breach of trust linked to a disputed lease deed for resort land in Nuh district. The FIR was registered at Mohammadpur Ahir police station under IPC sections 420, 467, 468 and 471 following a criminal complaint filed by Pravar Srivastav, legal heir of the original landowner.
According to the complaint, Pravar Srivastav, a resident of Sarvapriya Vihar, New Delhi, alleged that the accused fabricated and used a false lease deed dated August 23, 2022, in the name of his late mother in favour of Surjivan Health Resort Pvt Ltd to justify continued possession of the land. The property in question is located in village Bissar-Abbarpur, Tauru tehsil, Nuh district, and measures about 57 kanal and 9 marla, including the Surjivan resort site.
“My late mother was the absolute owner of the land. After her demise, my sister and I became the lawful heirs and we transferred the ownership through registered documentation to Valantir Dynamics LLP, Gurugram. Despite this, the accused persons prepared and used a fabricated lease deed in her name to continue possession,” Pravar Srivastav said in his complaint to police.
He further said, “I categorically state that the alleged lease deed dated 23.08.2022 is a sham and forged document. It bears forged signatures of my late mother and also forged signatures purported to be of me and my wife. I have never witnessed the execution of any such lease deed. The document requires immediate seizure and forensic verification.”
The complaint names the accused as Devendra Kamal Srivastav, managing director of Surjivan Health Resort Pvt Ltd; Rohini Gambhir, wife of Sudarshan Gambhir and director of the company, resident of Saket, New Delhi; and Devyani Swaroop, daughter of Chetan Swaroop, resident of Indirapuram, Ghaziabad. It alleges they acted “in criminal conspiracy and with common intention” to create and rely upon forged documents.
Pravar Srivastav cited two forensic examination reports as supporting evidence. One report by Brilliant Forensic Investigation Pvt Ltd dated April 17, 2025 (reference BF1/2025/089) concluded that the disputed signatures attributed to his mother on the lease deed were not genuine and were the result of freehand forgery. A second independent forensic report dated May 30, 2025, prepared by Deepak R. Handa, retired principal scientific officer, CFSL/CBI, also found major differences between admitted and questioned signatures and supported the forgery conclusion. Copies of the lease deed and forensic reports were submitted as enclosures with the complaint.
“In view of the above, cognisable offences of forgery of valuable documents, cheating, criminal breach of trust and criminal conspiracy are clearly made out. I requested the police to immediately register an FIR and conduct a fair and prompt investigation to prevent destruction of evidence,” Srivastav said
Police records show the FIR has been registered and investigation initiated. Officials said the probe will cover verification of the lease deed, forensic findings, ownership records and possession claims related to the resort land.
