Ghaziabad, Uttar Pradesh: Strengthening its footprint in the rapidly expanding NCR real estate market, NCR based Karyan Group has announced the launch of its luxury residential project, Trevana Residences, strategically located on NH-24, opposite Wave City, Ghaziabad. The company will invest 900 crore and targeting an estimated revenue of nearly ₹1,500 crore from the development, reflecting growing demand for premium residences in emerging NCR micro-markets.

Designed to offer a blend of luxury, connectivity, and future-ready urban living, Trevana Residences will feature thoughtfully planned 3 and 4 BHK luxury residences with modern amenities, expansive layouts, and sustainable infrastructure. The project is positioned to cater to affluent home buyers and investors looking for premium housing options in the high-growth NH-24 corridor.

Spread across a prime location with seamless access to Delhi, Noida, and Meerut, the project offers close proximity to upcoming metro connectivity, educational institutions, healthcare facilities, retail hubs, and major business districts. The development features a grand 45,000 sq. ft. clubhouse along with landscaped greens, Bowling Alley, Pickleball Court, Cricket Pitch, Paddle Court, indoor & outdoor swimming pools, fitness centres, jogging tracks, rooftop leisure zones, smart security systems, and eco-conscious features such as rainwater harvesting and solar-powered common areas. The project is scheduled for completion by 2030.

According to recent Knight Frank real estate market reports, Ghaziabad – particularly the NH-24 and Wave City belt – has emerged as one of NCR’s fastest-growing residential destinations, driven by infrastructure upgrades, metro expansion, enhanced connectivity, and increasing demand for spacious premium homes. Industry reports further suggest that the region is witnessing robust investor interest and strong appreciation potential, making it a preferred destination for both end-users and institutional investments.

The launch comes at a time when NCR’s luxury and upper mid-segment housing market is experiencing significant momentum, with developers increasingly focusing on integrated lifestyle communities that offer convenience, wellness, and long-term value appreciation.

Varun Garg, Director, Karyan Group, said, “With Trevana Residences, our vision is to redefine premium living on the NH-24 corridor by developing a thoughtfully designed residential ecosystem that balances luxury, comfort, and connectivity. The project has been conceptualized keeping in mind the aspirations of modern homebuyers who seek spacious homes, lifestyle amenities, pollution free living and seamless access to key NCR destinations. We are confident that the project will not only witness strong market response but also contribute significantly to the evolving urban landscape of NH-24.”

Backed by over 15 years of diversified business experience across real estate (Residential & Commercial), Warehousing, and Emerging Technologies, Karyan Group continues to strengthen its presence in the Delhi-NCR market through quality-driven developments focused on innovation, timely delivery, and customer-centric planning.

Bihar has embarked on an ambitious urban transformation, with the state government approving 11 greenfield satellite townships across key districts. The decision, taken in a cabinet meeting led by Chief Minister Samrat Chaudhary, aims to address the state’s low level of urbanisation and create new centres of economic growth.

Modelled on cities like Noida and Gurugram, these townships are envisioned as planned urban spaces with organised residential and commercial zones, wide roads, and green infrastructure. By developing satellite cities around existing urban centres, the government hopes to reduce pressure on major cities while improving living standards and attracting investment.

A key feature of the initiative is the adoption of a land-pooling model instead of traditional land acquisition. Landowners are expected to contribute land for development and receive a portion back in a developed form. At the same time, the government has offered an alternative: those unwilling to participate in land pooling can opt for compensation. This dual approach is intended to make landowners stakeholders while also providing flexibility.

The planned expansion spans multiple regions of the state. Around Patna, the proposed Pataliputra township in the Punpun belt is among the largest projects, while Hariharnathpuram near Sonpur in Saran district is expected to benefit from upcoming bridge and airport connectivity. Other townships are planned across Gayaji (Magadh), Muzaffarpur (Tirhut), Bhagalpur (Vikramshila), Saharsa (Kosi), Purnea, Munger (Anga), Sitamarhi (Sitapuram), Chhapra (Saran) and Darbhanga (Mithila), reflecting an effort to distribute urban growth beyond a few major centres.

The scale of the project is significant. Initial township areas are expected to range between 800 and 1,200 acres, with scope for substantial expansion over time. The proposed Pataliputra township near Patna, for instance, is planned on a much larger scale and will include infrastructure such as expressways, logistics hubs, and institutional spaces. Similar developments are planned across districts like Gaya, Muzaffarpur, Darbhanga, and Bhagalpur.

Connectivity and planning are central to the vision. The selected locations are expected to be within close proximity, often around 30 minutes from existing cities and linked through highways and expressways. Planning has also taken into account regional challenges such as flood risks, an important consideration in a state like Bihar. The initiative reflects a shift towards planned urbanisation in a state where city growth has often been unregulated. If implemented effectively, these townships could generate employment, improve infrastructure, and create new economic hubs.

However, effective implementation, coordination across departments, and timely execution will be a challenge. The temporary ban on land transactions has raised concerns among some stakeholders, while the conversion of agricultural land for urban use requires careful balancing. Ultimately, the success of Bihar’s satellite township model will depend on whether it can move beyond planning to execution. If realised as envisioned, it could reshape the state’s urban landscape and provide a much-needed boost to its economy.

Steel Melting Shop-II (SMS-II) of SAIL Rourkela Steel Plant achieved a major operational milestone on 12th May 2026 when Converter ‘B’ established a new record in converter lining life of 7,890 heats by surpassing the previous best of 7,685 heats achieved in May 2025. The converter, relined and maintained by M/s RHI Magnesita India Ltd., remained in continuous operation for 358 days from 19th May 2025.

The remarkable enhancement in converter lining life was made possible through stringent process control, scientific refractory management practices, and consistent adherence to standard operating procedures during converter operations. The achievement highlights the operational excellence, technical competence, and dedicated teamwork of the entire SMS-II collective, including the operating crew, blowers, lance operators, and shift personnel.

Several key operational initiatives contributed significantly to this achievement, including optimized blowing practices, effective utilization of laser scanner technology, improved slag regime management, accurate end-point control, and timely gunning and patching of the refractory lining. Continuous monitoring of thermal load, bath agitation, and slag chemistry by the Area In-charge and Shift In-charges, along with disciplined control over hot metal and scrap quality, played a crucial role in minimizing localized wear and extending the converter campaign life.

The achievement also reflects the close coordination and collective efforts of the Refractory eng.dept and Operations,, Mechanical Maintenance, Electrical Maintenance of SMS-II and RCL teams, which ensured stable and consistent converter performance throughout the campaign period. The accomplishment was achieved under the overall guidance of Mr. S. S. Panda, CGM (Flux and Refractories) and Mr. M. G. Srikanth, CGM (SMS-II).

The converter lining life achieved significantly exceeded the guaranteed lining life of 6,000 heats, resulted in an estimated direct savings of approximately ₹1.5 crores. The extended campaign life of Converter ‘B’ has also contributed towards enhanced converter availability, higher productivity, and overall cost optimization of SMS-II.

Bengaluru Emerges as Growth Leader; MMR Anchors Market Stability

Nearly 96,000 homes sold across top 8 cities; Market shifts from post-pandemic exuberance to demand-driven quality growth

National, May 16, 2026 – India’s residential real estate market has successfully transitioned into a structurally mature, demand-anchored growth phase, according to the Real INSIGHT – Residential Q1 2026 report released by PropTiger (part of Aurum PropTech Limited).

Market Snapshot: Stability Over Volume

Q1 2026 recorded 93,065 new unit launches and 95,973 unit sales across the top eight cities, with supply rising +1.1% sequentially and sales improving +1.0% QoQ. Year-on-year, supply remained virtually flat at -0.1% while sales moderated -2.2%, reflecting healthy normalisation rather than structural weakness.

The weighted average price reached a historic ₹10,050/sq ft – the first crossing of the five-digit benchmark, signalling that value creation now drives market health rather than transaction volume.

Prakash Tejwani, CEO, PropTiger, stated “The Indian residential market has transitioned into a structurally more disciplined phase. Growth today is increasingly being driven by demand quality, inventory discipline, and buyer confidence rather than speculative expansion.”

Bengaluru’s Dominant Performance

Bengaluru emerged as Q1 2026’s standout performer, recording 15,603 unit sales – up +33% year-on-year and +12% sequentially. The city also maintained near-parity between new supply (15,806 units) and sales absorption, indicating a well-balanced market.

The GCC and startup employment engine continues to prove more durable than conventional IT hiring cycles, providing Bengaluru with a structurally differentiated demand base.

MMR Anchors Market Despite Normalisation

Mumbai Metropolitan Region (MMR) reinforced its position as India’s largest residential market by volume and value, with 26,116 sales units in Q1 2026. While YoY comparisons remain negative (-14.9%), this reflects base-effect normalisation against an exceptional 2025, not a loss of demand momentum.

Broader City Performance

Chennai: Delivered strong recovery with 6,841 units sold, up +43.3% YoY, driven by absorption of existing inventory.

Hyderabad: Recorded 13,297 units sold, up +24.9% YoY, confirming strong structural demand trajectory.

Delhi NCR: Posted +11.4% YoY sales growth and +17.6% YoY price appreciation.

Pune: Achieved +4.0% QoQ sales recovery with the highest QoQ price growth at 9%.

Kolkata & Ahmedabad: Facing temporary headwinds from election cycles and demand normalisation respectively.

Market Health Indicators

All eight major cities registered positive year-on-year price appreciation; unsold inventory levels remained broadly balanced, with new supply additions closely aligned with sales absorption, preventing meaningful build-up of unsold stock.

A disproportionate share of new launches in Q1 2026 – particularly in Mumbai MMR, Bengaluru, and Delhi NCR – remained concentrated in the premium and upper mid-income segments driving the average property prices higher.

Conclusion: A Market Entering Maturity

Q1 2026 marks a decisive inflection point in India’s residential real estate cycle. The market has successfully transitioned from post-pandemic exuberance (2024–25) to structurally sustainable, demand-anchored growth (2026+).

Collaboration enables enterprises to remove validation data bottlenecks, overcome
production data scarcity, and autonomously generate test data from test cases

Bengaluru, 19 May 2026: UST, a leading AI and technology transformation solutions company, has announced a strategic partnership with K2view, a pioneer in AI-driven data products and synthetic data solutions. Together, the companies will enable enterprises to accelerate AI-driven development, scale machine learning initiatives, and modernize software testing by delivering high-fidelity, contextual synthetic data on demand.

K2view’s platform is trusted by Fortune 500 organizations across banking, healthcare, telecommunications, and retail to deliver governed, AI-ready data that is protected, complete, and instantly accessible. UST will serve as a delivery and implementation partner, bringing its deep domain expertise and global scale to deploy K2view’s platform and support enterprise-wide adoption.

At the core of the collaboration is a shared focus on enabling the AI-SDLC. As AI accelerates the speed and scope of software development, the ability to provision the right data for validation, testing, and model training becomes critical. K2view helps solve this problem by using AI to generate synthetic data that matches the context of each use case and by combining it with real, compliant data when necessary. This can be done autonomously or conversationally, tailored to each specific use case, and delivered instantly. This approach allows enterprises to remove key data barriers across the AI lifecycle.

The partnership is part of UST Spark, UST’s ambitious open innovation program which fosters collaborations with leading-edge startups and technology providers to drive business transformation. K2view is a natural partner for UST, as its advanced synthetic data and real-time data management capabilities complement UST’s dedication to accelerating innovation. Together, this collaboration will deliver enterprise-ready data solutions that empower users to fully leverage AI, automation, and software testing while maintaining robust security and compliance standards.

Data privacy, compliance, and accessibility challenges remain the chief hurdle to companies seeking to leverage the full benefits of AI. To address these concerns, UST and K2view will empower enterprises to accelerate AI and machine learning innovation by providing high-fidelity synthetic data for model training that unlocks the potential of AI across the enterprise while simultaneously safeguarding sensitive information.

“At UST, we believe that data agility is the foundation of digital transformation. Through our partnership with K2view, we are committed to empowering enterprises to move beyond traditional data constraints and ensure they can develop, test, and deploy the latest AI-driven solutions faster and more securely,” said Mobin Thomas, Head of Testing and Quality Assurance, UST.

“K2view’s advanced synthetic data and real-time data management capabilities complement UST’s unique capabilities, and we are excited to work with a company that shares our commitment to accelerating innovation. Our collaboration ensures that enterprises can realize the full potential of AI, automation, and software testing while also maintaining security safeguards and regulatory compliance,” said Maayan Shahar, Vice President, UST Spark.

“AI is changing the pace of software and model development, but enterprise data delivery has not kept up. Our partnership with UST, a global leader in enterprise transformation, helps close that gap by combining K2view’s AI-driven synthetic data and context composition with UST’s implementation expertise. Together, we are enabling enterprises to generate the right data for the right scenario at the speed AI now demands,” said Scott Owen, Global VP – Partners and Alliances, K2view.

HarperCollins India brings a first‑of‑its‑kind account that traces the IIT journey from the prison building at Hijli, Kharagpur to India’s global tech and startup hub

Bengaluru, 19 May 2026: Spiritual leader Gurudev Sri Sri Ravi Shankar unveiled the official teaser of IIT: The Story of India’s Most Prestigious Educational Ecosystem, an upcoming non‑fiction book by Prabhat Kumar IRS, Chairman, Pan IIT Alumni India, at the Pan IIT Bangalore Summit 2026 at Taj Yeshwantpur, Bengaluru, on May 16. The summit brought together IIT alumni, students, startup founders, policymakers and industry leaders around the theme “Sovereignty in Technology.”

The book, to be published by HarperCollins India on 20 June 2026, documents the evolution of the IIT system from its early years after Independence to its current role in technology, entrepreneurship, research and public policy. Using the tagline “From Silicon Valley to Indus Valley”, it sets the IIT story in the wider context of India’s economic and social change.

The teaser was released during Gurudev’s address to an audience that included senior policymakers, corporate executives and IIT alumni from different batches. Gurudev extended his blessings to the IITs and their alumni, characterising them as contributors to nation‑building and stressing the need to combine technical capability with a concern for society.

The book traces the conversion of the former prison at Hijli, Kharagpur, into India’s first IIT in 1951 and follows the system’s expansion to 23 institutes and a global alumni base of more than 500,000. It looks at entrance examinations and coaching, academic and hostel life, research, career paths in India and overseas, entrepreneurship and startups. The material is aimed at IIT aspirants and their parents, current students, alumni and readers interested in the history and present role of these institutions. The narrative also touches on current debates around access, regional and gender diversity, mental health, and the movement of graduates between India and other countries.

The author positions the work as an updated account of IITs in the present decade. It builds on earlier books about IITs but extends the period covered to include newer campuses and recent policy and social changes. The book treats IITs as part of a broader public‑education project, describing how students from different backgrounds share the same classrooms and laboratories and how this has influenced both professional outcomes and public discourse. It also includes examples of alumni who have gone into areas such as social enterprise, climate and environmental work and public administration, in addition to corporate and startup roles. Written from the perspective of the current chairman of Pan IIT Alumni India, it combines data, institutional history and personal accounts to examine how the IIT network has developed since the 1950s and how it may evolve further.

“From the first campus at Hijli to 23 IITs and a global alumni network building Viksit Bharat 2047, the IIT story is not just about an exam or a degree. It is about how India chose to bet on knowledge, science and young people,” said Prabhat Kumar.

“As both an IITian and the chairman of the Pan IIT Alumni Association, Prabhat Kumar offers a vantage point in narrating the story of IIT – one of the world’s most influential technical education ecosystems,” said Sachin Sharma, Associate Publisher at HarperCollins India. “This book takes readers from Kharagpur, where it started, to Silicon Valley and major Indian startup hubs, where the impact of IIT alumni is widely visible.”

The teaser is available on the digital channels of Pan IIT Alumni India and the author. Pre‑orders have opened on Amazon, and the book will be available after publication through major online platforms and bookstores across India.

Hyderabad, May 18, 2026 — Zithara.AI, an AI first retail intelligence platform, announced its strategic entry into the Australian market with the onboarding of Ernesto Buono Fine Jewellery , the esteemed Sydney-based luxury atelier, as its first customer in the region. The launch marks the introduction of Zithara.AI’s unified AI-stack bringing together Customer Relationship Management (CRM), Customer Data Platform (CDP), marketing automation, conversational AI, omnichannel communication and online reputation management into a single platform built specifically for consumer-focused businesses in Australia.

Alongside this expansion, Zithara.AI also unveiled proprietary Meta and Google integrations designed to enable closed loop attribution for offline retail businesses. The platform allows brands to connect digital engagement, social media interactions and advertising spends directly with in store visits, customer conversations and final purchases, helping retailers clearly measure business impact and return on ad spend (ROAS). Unlike traditional CRM platforms designed primarily for B2B workflows, Zithara.AI is purpose built for consumer-focused businesses operating across physical stores, websites, WhatsApp and social platforms, enabling retailers to centralise customer intelligence and create a unified 360-degree customer view.

As part of the partnership, Ernesto Buono Fine Jewellery will implement Zithara.AI’s AI native CRM platform to unify customer journeys across in store consultations, WhatsApp conversations, Instagram and Facebook interactions, Google reviews and digital campaigns into a single intelligence layer. Founded by master jeweller Ernesto Buono, the Sydney based luxury jewellery atelier is known for its bespoke engagement rings, wedding bands and handcrafted fine jewellery and was recently named among Luxury Lifestyle Awards’ TOP 100 Jewelry & Watch Brands for 2025. Through this deployment, the brand aims to centralise customer data, automate personalised engagement workflows, improve retention and drive repeat purchases while maintaining the personalised luxury experience that defines the brand.

Varun Kashyap, Founder, Zithara.AI, said, “We are excited to enter the Australian market with Ernesto Buono Fine Jewellery as our first customer in the region. Luxury retail is built on relationships and personalised experiences, and our platform is designed to help brands unify every customer touchpoint into one intelligent ecosystem. From WhatsApp inquiries and social engagement to in store purchases, retailers can now build stronger and more measurable customer relationships powered by AI.”

Sridevi Reddy, Co founder, Zithara.AI, added, “Australia has always been a strategic market for us as retailers increasingly look for data driven engagement and measurable marketing outcomes. Through this expansion, we aim to help consumer brands bridge the gap between online engagement and offline retail experiences while improving customer retention, repeat purchases and overall customer lifetime value.”

The platform’s AI native architecture includes its proprietary AI Agentic Framework (MCP – Model Context Protocol Server), a retail first orchestration layer that monitors customer behaviour across physical stores, websites, WhatsApp, Meta and Google to automate engagement workflows and customer follow ups. Zithara.AI also offers Ziri, its AI powered data intelligence agent that delivers real time insights on store performance, customer behaviour and campaign effectiveness directly to business leaders without the need for complex dashboards. In addition, the platform supports unified messaging across WhatsApp, Instagram and Facebook Messenger, helping retailers manage all customer conversations through a single interface while also enabling AI driven Google review nudging and online reputation management.

The launch further strengthens Zithara.AI’s growing international presence across consumer retail markets. The company currently supports more than 500 retailers across India and Southeast Asia. Businesses using the platform have reported up to 3x increase in repeat purchases, 28% improvement in customer retention, 25% uplift in customer acquisition, 25% higher WhatsApp conversion rates and 60% growth in customer lifetime value.
